Why Stage a House?
It’s simple - staging pays for itself. Staging a vacant home will bring a higher sales price, even in a hot seller’s market. The best thing you can do for potential buyers is create a environment that they can imagine themselves living in. Staging helps create this through tasteful furniture and artwork placement to make the house welcoming & warm. It can also make a home feel larger than a vacant home and take away any unwelcoming echoes created from an empty space.
How much does it Cost?
Cost depends on how much of the house needs staging. Generally, a modest size house staging costs between $2,400 - $2,800. This typically includes the main living space, dining room, kitchen, primary bedroom, and primary bath. Want to stage a second bedroom or office space? Plan to spend another $400 per room. If you have an extra family room, plan for around $500-$600 to dress that up. Keep in mind that some companies may charge an initial consultation fee, while others you can send photos to directly to generate a quote. Don’t be dissuaded by the price, the cost of staging is almost always less than your first price reduction!
How long does the furniture stay?
Most contracts allow you to keep furniture & artwork for 60-90 days, depending on the company. After that, you can expect to pay around a $500 rental fee per month until you no longer need the staging.
What if I’m still living in the house?
Most staging companies offer owner-occupied staging. Instead of replacing furniture, they will work with your current items. They will re-arrange, add artwork, and any extra accessories to make your home more welcoming. Be aware that many companies have policies for occupied staging in homes with pets or young children.
